1/12/2026 - CM NOTICE:
On behalf of the pre-qualifed Construction Managers at Risk: AL Huber, Hausmann, and Universal, the Lee’s Summit School District is seeking proposals from trade contractors and subcontractors to provide construction services for the Lee’s Summit School District’s Lee’s Summit North High School HVAC Replacement. Bid documents will be available at Drexel Technologies 816-471-7176.
Responses are due from the Construction Manager to the Owner before 2:00 pm CST on January 29, 2026. when the District will publicly open and read aloud the bids that were received. Trade contractor and subcontractor bids shall be submitted directly to the above listed CMaR contractors.

INVITATION
2.1 BID SUBMISSION
A. Bids signed, executed, and dated will be received at the office of the Lee's Summit R-7 School District at502 SE Transport Drive, Lee's Summit, Missouri before 2:00 p.m. local standard time on 01/29/2026.
B. Offers submitted after the above time will be returned to the bidder unopened.
C. Offers will be opened publicly immediately after the time for receipt of bids.
2.2 INTENT
A. The intent of this Bid request is to obtain an offer to perform work to complete project named Lee's Summit North High School HVAC Replacement for a Stipulated Sum contract, in accordance with Contract Documents.
2.3 WORK IDENTIFIED IN THE CONTRACT DOCUMENTS
A. Work of this proposed Contract comprises renovation, including general construction, structural,mechanical, and electrical Work.
B. Project Location:
901 NE Douglas Street.
Lee's Summit, Missouri .
SITE ASSESSMENT
4.1 PREBID CONFERENCE
A. A bidders conference has been scheduled for 3:00 p.m. on the 15th day of January at the location of the project.
B. All general contract bidders and suppliers are invited.
C. Representatives of Owner and Engineer will be in attendance.
D. Summarized minutes of this meeting will be circulated to the posted plan room. These minutes will notform part of Contract Documents.
E. Information relevant to the Bid Documents will be recorded in an Addendum, issued to Bid Document recipients.
QUALIFICATIONS
5.1 EVIDENCE OF QUALIFICATIONS
A. To demonstrate qualification for performing the Work of this Contract, bidders are requested to submit AIA A305.
5.2 SUBCONTRACTORS/SUPPLIERS/OTHERS
A. Owner reserves the right to reject a proposed subcontractor for reasonable cause.
B. Refer to General Conditions.
C. All workers for Prime and Subcontractors will need to be checked through the District's visitor management system prior to working on site.
BID SUBMISSION
6.1 SUBMISSION PROCEDURE
A. Bidders shall be solely responsible for the delivery of their bids in the manner and time prescribed.
B. Physical Document Submissons:
1. Submit one copy of executed offer, signed and sealed, on Bid Forms provided. Use an opaque envelope, including required security, clearly identified with bidder's name, project name, and Owner's name on the outside.
2. Double Envelope: Insert closed and sealed Bid Form envelope, requested security deposit, and qualification forms in a large opaque envelope and label envelope as noted above.
C. Improperly completed information or irregularities in security deposit may be cause to reject and declare the bid invalid or informal.
D. An abstract summary of submitted bids will be made available to all bidders following bid opening.
